Full clearing vs. selective clearing

Full clearing takes a lot down to bare ground — every tree, stump and root — and is usually what a builder needs for a foundation, septic field and driveway. Selective clearing removes the undergrowth, dead trees and anything in the way while keeping healthy hardwoods for shade and curb appeal. Many of the best-looking homes around Chattanooga sit on lots that were cleared selectively, so tell us which trees matter to you during the estimate.

What happens to the debris?

You usually have three options: haul it off (cleanest, typically the highest cost), grind or mulch it on site (fastest and often the cheapest), or pile and burn where local rules allow it. Burning in Tennessee requires a free burn permit from the Division of Forestry during burn season (Oct 15 – May 15), and many cities restrict it, so mulching is often the simpler choice.

What affects the cost?

Price is driven mostly by tree density and size, slope, access for equipment, whether stumps need to come out, and how the debris is handled. A flat, lightly wooded half-acre lot is a very different job than a steep, heavily timbered ridge lot on Signal Mountain. That is why every quote starts with a free on-site look rather than a per-acre guess over the phone.

Permits and erosion control

Clearing for construction usually ties into your building or land-disturbance permit. Projects that disturb an acre or more generally need state construction stormwater coverage, and erosion control (silt fence, stabilized entrances) may be required. Your crew can walk you through what applies in your city or county before work starts.

Land & Lot Clearing FAQ

How long does it take to clear a lot?

Most residential lots up to an acre are cleared in one to three days once on the schedule. Larger tracts, steep ground or full stump removal can take longer.

Do I need to be home during clearing?

No. As long as the boundaries and any trees to keep are clearly marked, crews can work while you are away. Many customers meet the crew at the start and return to a finished lot.

Can you clear just part of my property?

Yes. Partial and selective clearing are common — just flag the area or trees and we will price exactly that.

Will clearing damage my yard or driveway?

Tracked equipment is used to reduce ground pressure, and access routes are planned during the estimate. Any concerns about driveways, septic lines or utilities should be pointed out up front.
